It means that a loan that is available for investment, and if it is fully funded, it is subject to a final assessment prior to funds being released to the borrower.
This is done mainly for two reasons:
Until a formal valuation is undertaken, external estimated values will be used, such as estate agent appraisals, and will be the initial value displayed on the Loan Information page. If the value of the formal valuation falls below the initial value range, then the borrower will not get the loan and all funds will be immediately returned to investors.
